For first time sellers, you may not know what to expect when you get that coveted call from your real estate agent saying that someone has signed the offer-to-purchase contract. While it is a great feeling to have finally sold your house so that you can move on with life and get into your new home, there is more that a seller must do than just get ready to move out. The Closing Process for a Seller

The closing process for a seller is different than the closing process for a buyer. It is important to follow the steps below to make the closing a smooth transaction.

• Contact your title attorney - This is important because you need to request that a marketable title be sent to you.


• Call your real estate agent - Call your real estate agent at this time to ask any questions about completion of the sale process.


• Proof of any repairs - Have any proof of repairs ready if the buyer asks for a final inspection.


• Arrange the utilities - Make arrangement for the transfer of utilities.


• Settlement statement - Request a copy of the settlement statement. You can then look it over and make sure that you understand how all money and legal papers will be moving. If you have any questions, now is the time to ask your Realtor®.


• Closing day - Laws vary from state to state, but certain steps at the closing remain the same. The seller will receive the purchase price and the buyer receives the marketable title. The real estate professional will inform you both of any financial obligations due between the parties, and both parties receive a copy of the settlement statement.

The closing is done. You say good-bye and the buyer says hello.
