The Successful Open House
Common sense and most of the real estate community believes that an open house is a fantastic way to get your house marketed to buyers because they can come inside and get a real feel for the home that is for sale. But the difference between selling your home and haing it sit on the market for weeks or months at a time is having a successful open house. There are a few ways to have a successful open house, and it is more than just doing the dishes and putting away the mail. It is about making your home a warm and welcoming place where others feel they could live as well.
Methods to a Successful Open House
There are many different methods that when combined, can work together to make you an excellent open house. These tips and tricks are recommended not just by professional real estate agents like Karyn and Kimberly Schonherz, but have been proven to work as they make your open house organized and unique.
- Advertise - Put your open house in the local newspaper and online on one of many real estate websites that exist.
- Signs - Make noticeable signs that map the way to your home. Add balloons, use clear-lined lettering, and don't just put one sign in your front yard, put them at the corner, and at the street into your neighborhood.
- Vehicles - Remove any vehicles from your driveway so there is room for potential buyers to park close to the house.
- Window coverings - Open all window coverings to let in as much light as possible and make the house look welcoming.
- Lights - Turn on every light in the house that doesn't make noise. Those connected to exhaust fans should only be turned on, then immediately off by potential buyers.
- Scents - Only put spices on the stove to simmer if you have refreshments to offer guests, and never use artificial scent sprays or candles, as potential buyers may be allergic to them.
- Documents - Set out all pertinent documents about the house including inspection reports, major repairs, warranties, blueprints (if any), and appraisals.
- Attitude - Be upbeat, welcoming, and kind to anyone who comes to look at your home. Your attitude can make potential buyers feel better about the house they are looking at.
- Feedback - Ask for feedback about what people like about the house and what they don't like. You can take this feedback and either make improvements on your home, or work out something with the potential buyer to get these improvements finished on the way to making a sale.
If you use these tips, you should be on your way to having a successful open house. Listen to the advice of your real estate agent, and make sure you are always wearing a smile when potential buyers come into your home.
