Negotiations

Negotiation is a part of buying and selling a home. It is also a part of buying and selling that many people don't particularly like, yet it is necessary so that both parties are happy with the sale of the home. The bulk of negotiations will happen between not only the buyer and the seller, but completely through the real estate agent who will only be able to suggest so much advice to a seller. A seller must know a few things so as not to scare potential buyers away by immovable negotiations.

There are three main parts to negotiations that both sides should use before they completely give up on reaching an agreement. These three principles are convince, collaborate, and create.

  • Convince - The convince principle refers to changing the way the other party is looking at the problem so he or she sees things more from your own perspective.

  • Collaborate - Another principle of negotiations is collaboration. This involves both parties on either side of negotiations narrowing down a list of problems that need to be negotiated so that they can be taken one at a time.

  • Create - This principle is personal. The create principle is supposed to be used by the individual parties to think of new ways to convince the others towards your way of thinking.

Of course, there is far more to negotiation than just these three principles. There are things like the sellers' legal and financial obligations to take into consideration, figuring price reductions, and common real estate deal killers to consider as well.
